The Town of Smithfield RI, hereby gives notice of an online public auction to be held for the sale of Real Estate property located at: 321 George Washington Highway. Said Location is also known as Tax Assessor’s Plat 48, Lot 51 in the Town of Smithfield, RI.

Property Description: The property consists of a vacant parcel roughly 2.7 acres in area and is zoned LI. This property abuts two (2) roadways: George Washington Highway & Lidia Ann Road. The property is being sold "as is" with no warranties or guarantees.

Smithfield, RI reserves the right, in its sole discretion, to remove parcels from the sale and reject any bids submitted.

Winning bidder is responsible for: closing costs, recording costs, deed transfer, and Administrative Fee of (7.50%). The auction company (GovDeals.com) will contact the winning bidder with the tax, recording cost, and auction fee amounts and other closing/deed transfer information. Any other costs or fees desired or incurred by the winning bidder, for example: private attorney, title insurance, closings, survey, tests or examinations and the like, are the responsibility of the winning bidder.

The auction will be conducted in accordance with the rules and regulations set forth by the Town of Smithfield, RI.

Removal is by appointment only. All items must be picked-up / removed within 10 (ten) business days from auction closure, unless otherwise stated in the asset description. If any item(s) is not removed within the allotted timeframe, the item(s) may be declared abandoned.

At the time of pick-up / removal, you will be required to present the seller with a copy of your Buyer’s Certificate and/or bill of sale, and potentially other documentation (e.g., copy of driver's license, Authorization of Release, etc). When making a removal appointment, please confirm with the seller what is needed to release the item(s).
