Building is in fair used condition.
Exterior Dimensions: Approximately 47' L x 40' W x 11'5" H
Interior Ceiling Height: Approximately 7'10"
Interior Square Footage: Approximately 1,880 sq. ft.
Building has no running gear. Buyer must furnish all necessary axles, tires, hitches, trailers, and other equipment required for removal and transportation. Buyer is solely responsible for determining the appropriate removal and transportation method.
Building Wind Load: 130 mph
Building Floor Load: 50/100 lbs./sq. ft.
Building Roof Load: 20 lbs./sq. ft.
HVAC Equipment: Four (4) wall-mounted 2-ton A/C units with 10 kW heat strips (FAD).
HVAC units were reported to be operational prior to utility disconnection. Seller has not tested the HVAC units since utilities were disconnected and makes no representation regarding their current operating condition.
Utilities were disconnected approximately mid-August 2026.
Electrical Panel Rating: 100 amps maximum
INCLUDED: Existing ramps and decks.
NOT INCLUDED: Outside trash bins and barricades. Any other County property not specifically identified as included in this sale is excluded.

IMPORTANT REMOVAL REQUIREMENT: Successful bidder must execute the attached Terms, Indemnification & Insurance Agreement and provide all required certificates of insurance before beginning any preparation, separation, disassembly, loading, or removal activities. Buyer is responsible for removal of all debris generated during disassembly and removal and must leave the site clean, safe, and free of damage.
RELOCATION AND PERMITTING: Buyer is solely responsible for determining whether the building may be legally transported, relocated, permitted, installed, occupied, or used at Buyer's intended destination. Buyer is responsible for all applicable transportation, permitting, zoning, building code, foundation, utility, inspection, and other requirements associated with relocation and reuse. Brevard County makes no representation or warranty that the building will qualify for permitting, installation, occupancy, or use at any location.

Removal
Buyer shall remove all debris, trash, discarded materials, fasteners, building components, packaging, and other waste generated by preparation, separation, disassembly, loading, and removal of the property. Buyer shall leave the removal area in a clean, safe, and orderly condition acceptable to Brevard County. Buyer shall be responsible for any damage to County property resulting from Buyer's or Buyer's contractor's activities and shall repair or reimburse the County for such damage as directed by Brevard County.

Special Instructions
Guaranty Waiver. All property is used and offered for sale "AS IS, WHERE IS, WITH ALL FAULTS." Brevard County Asset Management, FL makes no warranty, guaranty, or representation of any kind, expressed or implied, as to the merchantability or fitness for any purpose of the property offered for sale. Most items offered for sale are used and may have damage, defects, deterioration, or other conditions that are not immediately visible or detectable. Please note that upon removal of the property, all sales are final.
Additional Terms for Removal. Due to the size and configuration of this modular building, the successful bidder will be required to execute Brevard County's attached Property Sales Terms and Conditions and Indemnification Agreement and satisfy all applicable insurance requirements prior to beginning preparation or removal activities. Bidders are responsible for reviewing the attached documents in their entirety before bidding.
Description Warranty. Seller warrants to Buyer that the property offered for sale will substantially conform to its description. Any claim for misdescription must be made prior to removal of the property. If Seller confirms that the property does not conform to the description, Seller will retain the property and refund the amount paid. Seller's liability shall not exceed the actual purchase price of the property.
