Up for auction is a 30' x 40' x 16' metal iron building. This auction is for the building structure only. Buyer is solely responsible for dismantling, loading, hauling, and removing the entire structure and all contents from the property.

Removal Requirements

* Buyer must remove the entire structure, all contents inside the building, and all associated materials and debris.
* Removal must be completed no later than July 20, 2026.
* Buyer must provide all labor, equipment, tools, permits, and transportation necessary for removal.
* Care must be taken to avoid damage to the property, surrounding areas, utilities, and improvements.
* Any damage caused during removal will be the responsibility of the buyer.
* Upon completion, the site must be left clean and free of debris.

Insurance Requirements

* Buyer and/or contractor performing the work must provide proof of insurance prior to beginning removal.
* Required insurance coverage includes:
* General Liability coverage of $2,000,000
* Workers’ Compensation coverage of $1,000,000
* Riviera Utilities must be listed as:
* Additional Insured and Certificate Holder on the General Liability policy
* Certificate Holder on the Workers’ Compensation policy
* Proof of insurance and all required documentation must be submitted and approved prior to accessing the property.
* Insurance requirements attached to this listing must be reviewed by all bidders.

Removal

Property may be removed by appointment only and appointments must be made at least 24 hours in advance. Pickup Hours are 9:00-11:00AM and 1:00-3:00PM Tuesday-Thursday. We do not allow pickups on Weekends or National Holidays. All 3rd party delivery services must be pre-approved and have written permission from the auction winner for pickup of assets. Bill of Sale must be signed by winner of auction prior to release from our facilities. All items must be removed within ten (10) business days from the time and date of issuance of the Buyer's Certificate.

The Buyer will make all arrangements and perform all work necessary, including packing, loading and transportation of the property. No Assistance will be provided. A daily storage fee of $10.00 may be charged for any item not removed within the 10 business days allowed and stated on the Buyer's Certificate.
