Description

Buyer will be required to provide proof of liability insurance meeting City of Seattle requirements within 5 business days of successful bid. Failure to provide proof of liability insurance within 5 business days of auction close will result in buyers account being locked and charged a 40% default fee.

  • Building 1 - Seattle Fire Department interim fire station main building (48x64 - 3,072 GSF) - with 10 bedrooms with gear lockers, 4 shower / restrooms, laundry/ janitor, office area and living / kitchen area. This building is comprised of (4) 12' wide x 64' long portable buildings set on foundations. No trailer / no wheels below buildings.
  • Building 2 - Seattle Fire Department interim fire station support building (24x54 - 1296 GSF) used for fitness / workout, storage & washdown area (with hot water tank), shower & mop sink. The building is comprised of (2) 12' wide x 54' long portable buildings set on foundations. No trailer / no wheels below buildings.
  • Both buildings include a wet pipe sprinkler system per NFPA#13R, and rooftop heat pumps.
  • Heavy duty aluminum grating (13 ga.) access decking, stairs and railings into buildings will be included.
  • Incoming utilities (power, water & IT) will be disconnected by owner. Sprinkler lines will be drained down by owner. Heat pumps will be discharged by owner.
  • Buildings are located on a sloping site in a tight urban area. A crane will likely be needed to remove them from the site. High power transmission lines are within 15' of the buildings and will need to be protected. Estimate to prep and move buildings off site onto temp cribbing within 50 miles of the site, including crane, is between $125k - $175k.

PAYMENT

If you are the winning bidder, you will facilitate payment by referring to the My Bids section of your account.

SALES TAX: Non Vehicles

When applicable, sales tax is calculated based upon the auction's advertised location.

Removal

Buyer will be required to prep buildings for move and move them off site.

Buildings are located on a sloping site in a tight urban area. A crane will likely be needed to remove them from the site. Seattle City Light high power transmission lines are in the immediate vicinity of the portable buildings. A minimum of 15'-0" clear must be maintained when moving the portables.

Estimate to prep and move buildings off site onto temp cribbing within 50 miles of the site, including crane, is between $125k - $175k.

Buyer will be required to provide proof of liability insurance meeting City of Seattle requirements within 5 business days of successful bid. Reference - City of Seattle, Insurance Requirements attached above.

A maximum of five (5) weeks will be allowed to remove buildings from the site. Buildings shall be removed from the site between 1/4/2027 and 2/5/27. Buyer to coordinate / obtain street closure permit, traffic control plan and flaggers, as required. Seller can provide no parking permit along Interlake Avenue, if required. Work to comply with City of Seattle Noise Ordinance. Coordination with other contractors working on the site will be required. An detailed removal schedule shall be provided to the Seller by 11/20/26. Weekly schedule progress reports shall be provided to the Seller during building removal activities at the beginning of each week of work.

Use of the Property: Buyer shall not use the Property for any purpose other than to remove the Portable Buildings from the Property pursuant to this Agreement. Buyer shall not use the Property or any part thereof for any illegal purpose. Buyer and its agents, subcontractors, representatives, or authorized representatives agrees to conform to municipal city, county, and state codes, statutes, ordinances, regulations and permits. Buyer and its agents, subcontractors, representatives, or authorized representatives shall exercise care and use sufficient best management practices to ensure protection of the environment and safety of workers and the public.

  1. Seller’s Reserved Rights: Seller reserves the right of access to and use of the Property for related construction activities.
  2. Coordination and Interference with Other Contractors: Buyer must coordinate and not interfere with other salvage or construction work occurring in the area. Seller will provide contact information for other contractors for this purpose.
  3. Maintenance of the Property: Buyer agrees:
  4. To keep said Property in a clean, orderly, and sanitary condition. Buyer agrees to keep the Property free and clear of all obstructions.
  5. To promptly dispose of or remove garbage and waste caused by or related to Buyer’s use of the Property.
  6. To not unnecessarily or negligently destroy, deface, damage, impair or remove any part of the Property, its roads, appurtenances, facilities, and equipment nor to permit any employee, invitee, licensee or other person acting under Buyer’s control to do so.
  7. To use reasonable care in removing the Portable Buildings so that the Property remains reasonably safe for third parties.
  8. To immediately repair any damage to the Property at Buyer’s sole cost to the satisfaction of the City of Seattle, whether caused solely or in part, directly or indirectly by Buyer.
  9. To ensure that its agents, subcontractors, and representatives abide by all the terms of this Agreement.
