Buyer Responsibilities:
Buyer is responsible for all costs associated with dismantling, loading, transportation, permits, and removal.
Buyer must inspect the property and verify measurements and condition prior to bidding.
Buyer shall provide all labor, equipment, and transportation necessary for removal.
Buyer is responsible for restoring the site to a safe condition after removal.
Certificate of Insurance (COI) Required: Prior to any removal activities, the successful buyer must provide a Certificate of Insurance (COI) meeting the Seller's insurance requirements. Removal will not be authorized until the COI has been reviewed and approved.
Removal Schedule:
The modular building is currently in use.
Removal will not be permitted until mid-to-late September 2026.
The successful buyer must coordinate all removal activities with the Seller after payment and approval of required documentation.
No early removal requests will be accommodated.

Payment in full is due not later than five (5) business days from the time and date of the Buyer's Certificate. hours in advance. All items must be removed within ten (10) business days from the time and date of issuance
of the Buyer's Certificate.
The Buyer will make all arrangements and perform all work necessary, including
packing, loading and transportation of the property. No Assistance will be provided. A daily storage fee of
$10.00 may be charged for any item not removed within the 10 business days allowed and stated on the Buyer's
Certificate.
Paperwork for vehicles with titles must be signed prior to removal. There are several documents that will need to be signed and notarized by the auction winner only.
