Hello, I’m interested in Lot 28276-36 and have a few quick questions before bidding: What type of deed will the buyer receive upon final payoff (Warranty Deed, Special Warranty Deed, or another type)? Can you confirm the property will be conveyed with clear title, free of liens and delinquent taxes? Can you confirm there is legal and physical road access to the parcel? We convey by special warranty deeds. The property is conveyed with clear title, and there are no liens, outstanding taxes, or any other encumbrances on the property. The road access is excellent on this property with direct frontage on Telegraph Dr which is county maintained (both the access, and the road itself are excellent). The pictures in the listing are the actual pictures of the property and the road. The property has no flood zones present, nor are there any in the whole section this property is in or any of the surrounding sections. There are also no issues with building on the property, which is in Mohave County.
